Williamsburg Virginia Housing Market is HealthyThe Williamsburg area real estate market looks healthy, and fairly balanced according to recent data that comes from the Williamsburg Area Association of REALTORS® market report. Based on the latest available 2026 data, the Greater Williamsburg market is showing steady demand, rising prices, and more homes available for buyers.

The median sales price in the second quarter of 2026 stands at $485,500, which is up about seven percent from last year at this time. Home sales were also up by 17 percent. Active inventory has also gone up with a five percent increase with the median days on market being about 19 days. Sales-to-list price stands at 99.9 percent.

That means it is a good market for sellers if the home is price realistically, in good condition, located in a desirable neighborhood and updated or move-in ready. Sellers do have more competition than in a tight market. But homes are selling close to their asking prices on average. Buyers, on the other hand, have more choices than before with less pressure to make an immediate decision on every property.
